Clearnote sourced a 30-day close high yield product with an accredited investor and provided guidance and direction from inception through close.
This Park Slope assemblage consisted of a 2 building package which Clearnote Capital leveraged to source a 3.07%, 5-year fixed permanent loan while fully negotiating down a prepayment. The debt was sourced from an institutional lending partner of Clearnote Capital.
Clearnote Capital sourced permanent debt for this iconic New York building while the majority of the building was yet to be stabilized. The loan that was sourced was a $1.3 M debt financing and a $500K Line of Credit using the property, not the borrower, as collateral for both pieces.
