COMMERCIAL MORTGAGES

Long and short term debt can be arranged for the purchase or refinance of all types of real estate assets.

CONSTRUCTION FINANCING

Debt, equity, and mezzanine financing can be sourced for development projects ranging from $5 MM to $500 MM.

MEZZANINE AND EQUITY

Private Equity and Mezzanine financing can be sourced through a network of institutional and private investors.

SOLAR COMMERCIAL FINANCING

Sourcing and funding Bridge , Tax Equity, or Debt financing for all commercial grade projects. Form 1MW to 500MW, National and International

BRIDGE FINANCING

Short term or interim financing is sourced for various needs from construction rehab efforts to purchase financing.

HARD MONEY

1-3 year financing is arranged for clients requiring quick close times and higher leverage needs. Normal yield take-out loans are arranged shortly after.

Our Service Fees

Standard debt placement fees are 1% of the financed amount. Depending on the size of the placement, this amount can be negotiated for larger financing requirements.

 

In all cases, consultation for your placement is absolutely free and we work strictly on a success based fee. This means if your project or property does not get financed, we do not earn our fee.

 

All of our engagements are exclusive engagements; our requirement is that we be the only firm requisitioned to source your financing.

Standard equity and preferred placement fees are 3% of the financed amount. Depending on the size of the placement, this amount can be negotiated for larger financing requirements. From time to time, Clearnote Capital may also supplant a portion of our fees in exchange for equity in your project to show our clients that our interests are aligned with theirs.

Standard Solar Commercial Financing fees vary as we offer a myriad of services form advisory (high-level or hands on) to financing of the entire capital stack including equity, mezzanine, or debt.

 

Our projects range from 1 MW to 500 MW and we possess global expertise having worked in Latin America and Africa. We are familiar with all the various models including those with government incentives (SRECS, NYSERDA, Local Tax relief programs, etc…).
